- all rooms rates are based on 2 persons
- free pick up service from the pier (only one way!)
- no show will be non refundable!
- cancellation 15 days before arrival date otherwise one night will be charged
- rooms will normally be available for occupancy after 2 p.m. on the day of arrival

- check out time is 12.00 noon
- rooms used between 12.00 noon and 6 p.m. will be charged 50% of room rate
- early check out will be charged 1 night for cancellation and guests must check out before 12.00 noon
- early check out after 12.00 noon will have an additional charge of 50% of room rate
- Phangan Utopia Resort has a guarantee policy of holding bookings up to 6 p.m. or notification from the client confirming that they will be arriving after 6 p.m.
